Our services include:

- Managing all online listings of the property - our extensive marketing package will put your home on over 25 different websites around the world

- Marketing the property including maximizing all aspect of S.E.O (Search Engine Optimization)

- Handling all phone and email inquiries by utilizing industry leading lead management technology

- Handling all contracts and necessary paperwork

- Processing all credit card payments and securing all security deposits

- Coordinating all cleanings - there is no charge to the owner for cleanings

- Coordinating check in and check out of guests

- Performing both a pre-arrival inspection as well as a post-departure inspection to insure that no damage has been done to the property

- Being on call 24/7 for any issues that may arise during our guests stay

- Preparing all T.O.T. (Transient Occupancy Tax) documents and submitting them to the city monthly

- Preparing and providing a detailed accounting statement for our owners at the end of each month clearly showing all rentals as well as deductions.

Please note that we do not charge our homeowners any type of "monthly listing fee" or "monthly maintenance fee". Our company was set up under the basic principle that the only way we should be making money is if we are generating income for our homeowners, so we are purely commission based only.

SeaBreeze Vacation Rentals has been very easy to deal with and has done a very good job overseeing our La Jolla property. We live out of state so it is imperative that we have a company we can trust to do careful screening of potential renters as well as an in­depth walk through orientation for the new renters. We have a semi­automated home with some complicated features and Tim at SeaBreeze seems to be very competent at getting renters situated and informed.

Years ago, when I first considered renting my home out for short term rentals, I met with the three top La Jolla companies who managed and rented properties. I have two rental properties and been a client of Seabreeze Vacation Rentals for the past three years. I am extremely happy with all their services, they handle everything. Prior to using Jonah and his company, I had used other rental agencies. To Whom It May Concern: Just over three years ago, my husband and I bought a townhome in La Jolla. Initially, making it an income-generating property was nowhere on our radar. Given its ideal location and proximity to Windansea Beach, our realtor suggested that we might want rent it out since, at this stage in our lives, we are not able to be there as much as we would like. Our realtor introduced us to Jonah and the rest, as they say, is history.

SeaBreeze Vacation Rentals is a well-run business and Jonah (with whom we deal regarding marketing and financial issues) and Tim (the day to day operations manager) are an absolute delight. They are both extremely smart, responsive, honest and personable. They consult us regarding owner-worthy expenses and issues, but take complete care of the minutiae of owning a vacation rental. We receive checks and detailed statements in a timely fashion. Our La Jolla property has turned out to be such a lucrative investment that we purchased another condominium in Pacific Beach. SeaBreeze manages that property as well. We travel to San Diego regularly enough to see that the properties are kept up beautifully! Even though the occupancy rate is high, both properties look as good as when we first turned them over to SeaBreeze.  

I will conclude by saying that we never anticipated owning vacation rentals. We were simply looking for a way back to the beautiful city in which we lived 25 years ago.
